FREQUENTLY ASKED QUESTIONS

  • How much do I need for a down payment?

    There are 5 major loan types you can get each with their own down payment requirements, but for most people, the amount you need to put down will be either 3.5% or 5% of the sales price. Depending on your circumstances you may be eligible for a loan type that requires 0% down. Each clients needs and circumstances are different and only a licensed mortgage professional can determine your eligibility for certain loan types, but we can give you a good place to start and an idea of what you can expect.

  • What can I expect my closing costs to be?

    Buyers and Sellers each have their own, separate set of closing costs in a real estate transaction. For sellers, your closing costs are the sum total of your listing fees to Monarchs, title company fees, pro-rated property taxes or liens/back-taxes owed, and any other necessary fees required by the title company or buyer's lender that are negotiated in the contract. Buyer's closing costs are the sum total of their down payment, lender fees, escrow fees (a few months worth of property taxes & home insurance), and any other necessary fees negotiated with the seller in the contract. 

  • What are the fees for your services?

    For Buyers, our services are free as we get paid by the listing broker who is representing the seller. For Sellers, the fees may vary due to the situation. Many variables go into the fees associated with listing a property for sale including the price range, whether you are selling only or buying AND selling, the level of service you request, whether you are a new client or a repeat client, and more. We encourage you to consult with us first before making a final decision in who you work with to list your home. Chances are that we can match or beat any other written quote.

  • How soon should I start preparing to buy or sell a home?

    It's never too early to start preparing. A common mistake home buyers and sellers make is procrastinating. We recommend our clients contact us 3-6 months before they are ready to  purchase or sell a home so that we can evaluate their current standing and take whatever actions may be necessary to increase their savings/profits and reduce their risk when the time comes to buy or sell. These actions, whatever they may be, may take several months to complete, so don't wait until the last minute. Call or email us so we can guide you!

  • Can you send buyers listings from all real estate companies including Zillow?

    Yes! All listings from all Realtors and all real estate companies all go to the same place, the MLS. In fact, Zillow and other similar 3rd party sites actually get their listings from us Realtors AFTER we put them in the MLS, not the other way around. We will provide you with direct access to the MLS so that you can bypass these 3rd party sites which may not be accurate and get the most up-to-date set of listings possible directly from the source the moment they hit the market delivered directly to your inbox for maximum convenience.

  • Are down payment assistance programs available?

    Yes, however the funds usually originate from a state or federal government entity and obtained through a lender who is licensed to issue such a program (not all lenders are licensed to issue). Just like any other loan program, there are minimum requirements that must be met in order to qualify. We can put you in touch with a licensed, approved lender who can evaluate your unique situation and determine if you qualify for down payment assistance.

  • How long do closings take once I am under contract?

    Transactions including mortgage financing usually take around 30 days to close on average, however the closing time is negotiable and may vary depending on the unique circumstances of the Buyer and/or Seller. Transactions in which there is no financing involved (cash deals) can happen in as little as 1-2 weeks. Every sale is different and many variables factor into the closing time.

  • I need to sell my current home before buying my next one. How does that work?

    This is commonly referred to by real estate professionals as "buying with a contingency", meaning the purchase of your next home is contingent upon the sale of your current home. These transactions are naturally higher risk and require a great deal of management, scheduling, and coordination among a ton of moving parts/3rd parties in order to ensure it is done successfully. These can be difficult for even the most experienced Realtors which is why it is important to choose the right individual to work with. We can help with that!

  • What happens if someone backs out of the contract?

    Not all contracts make it to closing. Buyers do have rights to terminate the contract with restrictions, while Sellers have almost none. Buyers will put down earnest money at the beginning of a contract (like a security deposit) which will be held in a neutral, trust account at the title company. If one party terminates the contract within their rights to do so and before a prescribed deadline, they are entitled to the earnest money. If one party terminates the contract outside of their rights to do so, this is called "defaulting" on the contract, and the other party is entitled to the earnest money plus any other damages allowed by the contract.

  • What is the first step in getting started?
